A New Riverside Promenade Takes Shape in Central Wrocław
Wrocław's Odra waterfront is undergoing one of its most significant public space transformations in recent years. Developer Cavatina Holding is funding the redevelopment of approximately 3.8 hectares of streets, squares, and green areas around its Quorum Tower project on ul. gen. Sikorskiego, with several sections already open to the public.
The centrepiece is a 6,300 sqm promenade running along the river Odra. Between 20 and 40 metres wide, the boulevard has been closed to car traffic and fitted with benches, wooden decking, a dedicated cycle path, and more than 6,000 new plantings. For anyone who knows how heavily trafficked Wrocław's riverside streets have historically been, the shift to a pedestrian-first environment is a meaningful change.
What the Wider Project Covers
Beyond the riverfront, the works extend to the area around ul. Rybacka and ul. Zachodnia, where a new 7,760 sqm square is being created with pedestrian paths, greenery, lighting, and street furniture. Parking is also being reorganised: cars are being removed from lawns and replaced with designated spaces.
A separate phase involves św. Mikołaja square, where archaeological work is underway due to the presence of medieval church remains underground. The findings will determine whether the foundations are partially exposed or the church's outline is instead marked in the paving, an approach that could become a distinctive feature of the square.
Street-level improvements are also progressing. Sections of ul. gen. Sikorskiego and ul. Rybacka, totalling around 7,900 sqm, have already been redeveloped. Further works are planned on ul. gen. Sikorskiego, along with a new cycle path and pavement on ul. Zachodnia and the renovation of ul. Drzewna. The next phase will cover more than 11,000 sqm of roads, pavements, and cycle infrastructure.
The Tower Itself
Quorum Tower reached its full height of 137 metres across 38 floors in spring 2026 and is scheduled for completion in the first quarter of 2027. Once finished, it will be the second-tallest building in Wrocław. The residential-led tower will include 634 apartments, more than 800 sqm of spa and wellness facilities, padel courts, and a rooftop garden.
Anna Łagowska-Cioch, vice president of Resi Capital by Cavatina, was quoted in the original report as saying the company views each project as a part of the city it takes responsibility for, investing in the surrounding public realm as much as in the building itself.

For independent accommodation operators in central Wrocław, a car-free riverside promenade, new cycling infrastructure, and improved public squares directly strengthen the neighbourhood's appeal to guests who arrive without a car or who prioritise walkable, outdoor-friendly destinations. Hosts near ul. gen. Sikorskiego, ul. Rybacka, or the Odra waterfront should update their guest communications to highlight these new amenities as they open, and consider whether their listings accurately reflect the area's evolving character. The archaeological element at św. Mikołaja square may also become a visitor draw in its own right once works conclude, worth watching as a local talking point.
